I will probably rent a sound treated room eventually, do you have a sound treated room for your Foley?

Do you always hold your breath when recording these sounds or do you use a microphone that allows you to breathe while recording? It's hard to stay silent when i make aggressive sounds that need force like punches and chopping vegetables. I may consider a new mic like LEWITT LCT540S SUBZERO or Sennheiser MKH 418. Which would you choose for Foley sounds and also ambient nature? I could get 2 of the LEWITT LCT540S SUBZERO to record the Adriatic Sea. If I should get both maybe I might be I already am a gear addict for cameras, lenses, and light modifiers.
